Yes. Inspections for our homes follow the same procedure as for any other home purchase. Once your home is assembled on-site, it will undergo all necessary inspections by the local building department’s inspector.

Yes. Our panelized construction system offers great flexibility. With our skilled in-house architects and engineers, we’re equipped to design or tailor nearly any building solution to meet our clients’ needs. We are fully prepared to customize and expand upon these options.

Yes. Our materials not only meet but often surpass the efficiency standards required in the U.S. market. Achieving LEED certification does involve extra steps, such as more thorough inspections, testing, and detailed planning. Therefore, customers interested in pursuing LEED certification should notify us at the start of their project so we can engage our specialized LEED engineering team.

No. Similar to all house plans, the drawings are the copyrighted property of the designer. Therefore, you own the right to build your plan on a single-use basis. The copyright for the drawings will always remain with us. 

We deliver the prefabricated home or modular unit, along with all necessary plans, documents, and engineering specifications for the on-site construction. However, the responsibility for site preparation, assembly, and connecting utilities usually falls to the customer or their chosen General Contractor.

Yes. Our team works closely with clients to bring their unique visions to life, tailoring every aspect of the floor plan to meet specific needs. Whether you have a fully developed concept or just an initial idea, we’re here to create a personalized space that’s uniquely yours.

Typically, we do not recommend general contractors, except in specific custom scenarios. It is the responsibility of the customer to select their own general contractor or to undertake the project as an owner-builder.

Our homes are meticulously shipped in 40-ft high cube containers directly to your chosen site, primed for assembly. Each panel and component is securely packed within these containers to ensure safe and efficient transport. Certain units (such as bathrooms) can be delivered as complete modules, further streamlining the assembly process.

No. Drywall installations are completed on-site by licensed professionals for inpection purposes. However, to expedite on-site assembly, MEP components can be pre-installed within the panels prior to delivery.

Shipping costs vary based on the home’s size, the distance from the nearest U.S. port to your site, and current global supply chain conditions. We ensure full transparency regarding shipping costs, providing customers with this information in advance.

After you approve the final drawings and sign the authorization to ship, we typically dispatch your home within 4 to 8 weeks. The time to develop the plans varies, influenced by the home’s style and complexity, as well as the engineering needs of the site.

Yes. We offer garage options for certain homes. To add a garage, it must be integrated into the home’s design prior to construction. It’s important to check with local building authorities to ensure all codes are followed. You can also consider a detached garage after the home is built.

No. Manufactured homes are built according to the federal HUD code. Our homes, are constructed to exceed the standards of traditional site-built homes. They comply with International Building Codes as well as local jurisdiction building codes.

We use state-of-the-art low-E glass as our standard to ensure maximized energy efficiency and protect interior fabrics from fading.

Yes. Our advanced full-frame light steel structures are exceptionally resilient against natural hazards, capable of withstanding seismic activities of up to 9 on the Richter scale and wind speeds up to 12 on the Beaufort scale. They also offer excellent fire resistance, often surpassing local building standards. 

Yes. It’s advisable to collaborate with us for any additions, given our familiarity with your home’s structure. We’ll ensure any expansion seamlessly integrates with the original design, avoiding the appearance of being an afterthought.

Yes. Relocating your home is possible under certain conditions, influenced by factors such as relocation costs and the nature of your home’s foundation. Many modern manufactured homes are set on permanent foundations, limiting their mobility. To explore the feasibility of moving your home, please consult with professional manufactured home movers.

Yes. All new Montop Prefab homes come with a standard one-year limited warranty covering potential defects. Many appliances within our homes are covered by their manufacturers’ warranties. To ensure coverage for any appliance defects or malfunctions, we recommend registering these separately from your home warranty.

Yes. We aim to streamline the home buying journey, including assistance with site preparation. We will guide you through necessary site prep and land improvements such as land grading, tree removal, or driveway construction. 

Yes. Before delivery, we provide a comprehensive construction guide for your new home, which you can share with your general contractor. Every component of your package is numbered to correspond with the guide, streamlining the construction process for efficiency.
